Casa Blanca raises $2.6M to build the ‘Bumble for real estate’

Casa Blanca, which aims to develop a “Bumble-like app” for finding a home, has raised $2.6 million in seed funding.

Co-founder and CEO Hannah Bomze got her real estate license at the age of 18 and worked at Compass and Douglas Elliman Real Estate before launching Casa Blanca last year.

She launched the app last October with the goal of matching home buyers and renters with homes using an in-app matchmaking algorithm combined with “expert agents.” Buyers get up to 1% of home purchases back at closing. Similar to dating apps, Casa Blanca’s app is powered by a simple swipe left or right.

Samuel Ben-Avraham, a partner and early investor of Kith and an early investor in WeWork, led the round for Casa Blanca, bringing its total raise to date to $4.1 million.

The New York-based startup recently launched in the Colorado market and has seen some impressive traction in a short amount of time. 

Since launching the app in October, Casa Blanca has “made more than $100M in sales” and is projected to reach $280 million this year between New York and its Denver launch. 

Bomze said the app experience will be customized for each city with the goal of creating a personalized experience for each user. Casa Blanca claims to streamline and sort listings based on user preferences and lifestyle priorities.

“People love that there is one place to book, manage feedback, schedule and communicate with a branded agent for one cohesive experience,” Bomze said. “We have a breadth of users from first time buyers to people using our platform for $15 million listings.”

Unlike competitors, Casa Blanca applies a direct-to-consumer model, she pointed out.

“While our agents are an integral part of the company, they are not responsible for bringing in business and have more organizational support, which allows them to focus on the individual more and creates a better end-to-end experience for the consumer,” Bomze said.

Casa Blanca currently has over 38 agents in NYC and Colorado, compared to about 15 at this time last year.

“We are in a growth phase and finding a unique opportunity in this climate, in particular, because there are many women exploring new, more flexible job opportunities,” Bomze noted. 

The company plans to use its new capital to continue expanding into new markets, nationally and globally; as well as enhancing its technology and scaling.

“As we continue to grow in new markets, the app experience will be curated to each city — for example, in Colorado you can edit your preferences based on access to ski areas — to make sure we’re offering a personalized experience for each user,” Bomze said.

Google alum startup Cartken and REEF Technology launch Miami’s first delivery robots

Self-driving and robotics startup Cartken has partnered with REEF Technology, a startup that operates parking lots and neighborhood hubs, to bring self-driving delivery robots to the streets of downtown Miami.

With this announcement, Cartken officially comes out of stealth mode. The company, founded by ex-Google engineers and colleagues behind the unrequited Bookbot, was formed to develop market-ready tech in self-driving, AI-powered robotics and delivery operations in 2019, but the team has kept operations under wraps until now. This is Cartken’s first large deployment of self-driving robots on sidewalks.

After a few test months, the REEF-branded electric-powered robots are now delivering dinner orders from REEF’s network of delivery-only kitchens to people located within a 3/4-mile radius in downtown Miami. The robots, which are insulated and thus can preserve the heat of a plate of spaghetti or other hot food, are pre-stationed at designated logistics hubs and dispatched with orders for delivery as the food is prepared.

“We want to show how future-forward Miami can be,” Matt Lindenberger, REEF’s chief technology officer, told TechCrunch. “This is a great chance to show off the capabilities of the tech. The combination of us having a big presence in Miami, the fact that there are a lot of challenges around congestion as COVID subsides, still shows a really good environment where we can show how this tech can work.”

Lindenberg said Miami is a great place to start, but it’s just the beginning, with potential for the Cartken robots to be used for REEF’s other last-mile delivery businesses. Currently, only two restaurant delivery robots are operating in Miami, but Lindenberger said the company is planning to expand further into the city and outward into Fort Lauderdale, as well as other large metros the company operates in, such as Dallas, Atlanta, Los Angeles and eventually New York.

Lindenberger is hoping the presence of robots in the streets can act as a “force multiplier,” allowing them to scale while maintaining quality of service in a cost-effective way.

“We’re seeing an explosion in deliveries right now in a post-pandemic world and we foresee that to continue, so these types of no-contact, zero-emission automation techniques are really critical,” he said.

Cartken’s robots are powered by a combination of machine learning and rules-based programming to react to every situation that could occur, even if that just means safely stopping and asking for help, Christian Bersch, CEO of Cartken, told TechCrunch. REEF would have supervisors on site to remotely control the robot if needed, a caveat that was included in the 2017 legislation that allowed for the operation of self-driving delivery robots in Florida.

“The technology at the end of the day is very similar to that of a self-driving car,” said Bersch. “The robot is seeing the environment, planning around obstacles like pedestrians or lampposts. If there’s an unknown situation, someone can help the robot out safely because it can stop on a dime. But it’s important to also have that level of autonomy on the robot because it can react in a split second, faster than anybody remotely could, if something happens like someone jumps in front of it.”

REEF marks specific operating areas on the map for the robots and Cartken tweaks the configuration for the city, accounting for specific situations a robot might need to deal with, so that when the robots are given a delivery address, they can make moves and operate like any other delivery driver. Only this driver has an LTE connection and is constantly updating its location so REEF can integrate it into its fleet management capabilities.

Eventually, Lindenberger said, they’re hoping to be able to offer the option for customers to choose robot delivery on the major food delivery platforms REEF works with like Postmates, UberEats, DoorDash or GrubHub. Customers would receive a text when the robot arrives so they could go outside and meet it. However, the tech is not quite there yet.

Currently the robots only make it street-level, and then the food is passed off to a human who delivers it directly to the door, which is a service that most customers prefer. Navigating into an apartment complex and to a customer’s unit is difficult for a robot to manage just yet, and many customers aren’t quite ready to interact directly with a robot. 

“It’s an interim step, but this was a path for us to move forward quickly with the technology without having any other boundaries,” said Lindenberger. “Like with any new tech, you want to take it in steps. So a super important step which we’ve now taken and works very well is the ability to dispatch robots within a certain radius and know that they’re going to arrive there. That in and of itself is a huge step and it allows us to learn what kind of challenges you have in terms of that very last step. Then we can begin to work with Cartken to solve that last piece. It’s a big step just being able to do this automation.”

Knock is the latest proptech said to be eyeing the public markets

Another proptech is considering raising capital through the public arena.

Knock confirmed Monday that it is considering going public, although CEO Sean Black did not specify whether the company would do so via a traditional IPO, SPAC merger or direct listing.

“We are considering all of our options,” Black told TechCrunch. “We pioneered the real estate transaction revolution over five years ago and our priority is to build a war chest to dramatically widen the already cavernous gap between us and any unoriginal knock-offs.”

Bloomberg reported earlier today that the company had hired Goldman Sachs to advise on such a bid, which Knock also confirmed.

According to Bloomberg, Knock is potentially seeking to raise $400 million to $500 million through an IPO, according to “people familiar with the matter,” at a valuation of about $2 billion. The company declined to comment on valuation.

Black and Knock COO Jamie Glenn are no strangers to the proptech game, having both been on the founding team of Trulia, which went public in 2012 and was acquired by Zillow for $3.5 billion in 2014. The pair started Knock in 2015, and have since raised over $430 million in venture funding and another $170 million or so in debt.

Knock started out as a real estate brokerage business until last July, when the company announced a major shift in strategy and said it was becoming a lender. At the time, Knock unveiled its Home Swap program, under which Knock serves as the lender to help a homeowner buy a new home before selling their old house. It previously worked with lending partners but has now become a licensed lender itself.

In other words, the company now offers integrated financing — the mortgage and an interest-free bridge loan — with the goal of helping consumers make strong non-contingent offers on a new home before repairing and listing their old home for sale on the open market.

With that move, Knock eliminated its Home Trade-In program, where it helped consumers buy before selling by using its own money to purchase the new home on behalf of the consumer before prepping and listing the consumer’s old house on the open market. Under that trade-in model, the homeowner used the proceeds from selling their old home to buy the new home from Knock and pay the company back for any repairs it did to prep the house for sale.

At that time, Black told me that Knock had decided to move away from its trade-in program in part because it was capital-intensive and required the closing of a house to take place twice.

“It added friction to the experience,” he said. “And now, especially during COVID, it can be inconvenient to try and sell a house at the same time as buying one. This is about making something possible that isn’t possible with any other traditional lender. We’re able to lend some money before an owner’s [old] house is even listed on the market.” 

To sum up what Knock does today, Black said the company aims to offer a full service technology platform that includes everything “from pre-funding the homebuyers to make non-contingent offers and win bidding wars, to getting their old home ready for market with our contractor network to selling their old home quickly at the highest price and empowers them to have their own agent working with them in the app through the entire process.”

Demand for the Home Swap, he added, has “exceeded all expectations.”

Knock is headquartered in New York and San Francisco. The company launched the Home Swap in three markets in July 2020, and today it is in 27 markets in nine states, including Texas, California and North Carolina.

“Our original plan was to be in 21 markets by the end of 2021,” Black said. “At our current growth rate, we expect to end the year at 45 markets and be in 100 by 2023.”

Knock began 2021 with 100 employees and now has 150. Its plan is to have at least 400 employees by year’s end.

Other proptech startups that have recently announced plans to go public include Compass and Doma (formerly States Title).

ChargerHelp raises $2.75M to keep EV chargers working

The coming wave of electric vehicles will require more than thousands of charging stations. In addition to being installed, they also need to work — and today, that isn’t happening.

If a station doesn’t send out an error or a driver doesn’t report it, network providers might never know there’s even a problem. Kameale C. Terry, who co-founded ChargerHelp!, an on-demand repair app for electric vehicle charging stations, has seen these issues firsthand.

One customer assumed that poor usage rates at a particular station was due to a lack of EVs in the area, Terry recalled in a recent interview. That wasn’t the problem.

“There was an abandoned vehicle parked there and the station was surrounded by mud,” said Terry who is CEO and co-founded the company with Evette Ellis.

Demand for ChargerHelp’s service has attracted customers and investors. The company said it has raised $2.75 million from investors Trucks VC, Kapor Capital, JFF, Energy Impact Partners and The Fund. This round values the startup, which was founded in January 2020, at $11 million post-money.

The funds will be used to build out its platform, hire beyond its 27-person workforce and expand its service area. ChargerHelp works directly with the charging manufacturers and network providers.

“Today when a station goes down there’s really no troubleshooting guidance,” said Terry, noting that it takes getting someone out into the field to run diagnostics on the station to understand the specific problem. After an onsite visit, a technician then typically shares data with the customer, and then steps are taken to order the correct and specific part — a practice that often doesn’t happen today.

While ChargerHelp is couched as an on-demand repair app, it is also acts as a preventative maintenance service for its customers.

Powering up

The idea for ChargerHelp came from Terry’s experience working at EV Connect, where she held a number of roles, including head of customer experience and director of programs. During her time there, she worked with 12 manufacturers, which gave her knowledge into inner workings and common problems with the chargers.

It was here that she spotted a gap in the EV charging market.

“When the stations went down we really couldn’t get anyone on site because most of the issues were communication issues, vandalism, firmware updates or swapping out a part — all things that were not electrical,” Terry said.

And yet, the general practice was to use electrical contractors to fix issues at the charging stations. Terry said it could take as long as 30 days to get an electrical contractor on site to repair these non-electrical problems.

Terry often took matters in her own hands if issues arose with stations located in Los Angeles, where she is based.

“If there was a part that needed to be swapped out, I would just go do it myself,” Terry said, adding she didn’t have a background in software or repairs. “I thought, if I can figure this stuff out, then anyone can.”

In January 2020, Terry quit her job and started ChargerHelp. The newly minted founder joined the Los Angeles Cleantech Incubator, where she developed a curriculum to teach people how to repair EV chargers. It was here that she met Ellis, a career coach at LACI who also worked at the Long Beach Job Corp Center. Ellis is now the chief workforce officer at ChargerHelp.

Since then, Terry and Ellis were accepted into Elemental Excelerator’s startup incubator, raised about $400,000 in grant money, launched a pilot program with Tellus Power focused on preventative maintenance and landed contracts with EV charging networks and manufacturers such as EV Connect, ABB and SparkCharge. Terry said they have also hired their core team of seven employees and trained their first tranche of technicians.

ChargerHelp takes a workforce-development approach to finding employees. The company only hires in cohorts, or groups, of employees.

The company received more than 1,600 applications in its first recruitment round for electric vehicle service technicians, according to Terry. Of those, 20 were picked to go through training and 18 were ultimately hired to service contracts across six states, including California, Oregon, Washington, New York and Texas. Everyone picked to go through training is paid a stipend and earn two safety licenses.

The startup will begin its second recruitment round in April. All workers are full-time with a guaranteed wage of $30 an hour and are being given shares in the startup, Terry said. The company is working directly with workforce development centers in the areas where ChargerHelp needs technicians.

The Robinhood competitor landscape intensifies as Invstr raises $20M

One of the biggest gripes about investing apps is that they are not acting responsibly by not educating users properly and allegedly letting them fend for themselves. This can result in people losing a lot of money, as evidenced by the number of lawsuits against Robinhood.

Today, an eight-year-old company that has been focused on nothing but financial education is now offering trading and banking services in the U.S..

Over the years, London-based Invstr has built out an educational platform with features such as an investing academy. It’s created a Fantasy Finance game, which gives users the ability to manage a virtual $1 million portfolio so they can learn more about the markets before risking their own money for real. Via social gamification, Invstr has set out to make the educational process fun.

It has also built a community around users so they can learn from each other (something another Robinhood competitor Gatsby is also doing).

Over 1 million users have downloaded the platform globally.

Invstr, according to CEO and founder Kerim Derhalli, is taking a different approach from competitors by offering education and learning tools upfront. And in addition to giving users the ability to make commission-free stock trades, it’s also giving them a way to digitally bank and invest using their Invstr+ accounts “without ever needing to move money from one place to another.”

Invstr takes it all a step further for subscribers who have access to an “Invstr Score,” performance stats and behavioral analytics among other things.

Derhalli said moving in this direction with the company was part of his business plan from day one.

“I think the most powerful trend in the U.S. is self-directed investing,” Derhalli told TechCrunch. “Younger generations have grown up in an app world and they expect to be autonomous and do things for themselves. Many distrust the banking system, and they don’t want to follow in their parents’ footsteps when it comes to banking and finance. We think this is a massive opportunity.”

In the unveiling of its new offerings, Invstr also announced Wednesday that it has closed on a $20 million Series A in the form of a convertible offering. This builds upon $20 million it previously raised across two seed rounds from investors such as Ventura Capital, Finberg, European angel investor Jari Ovaskainen and Rick Haythornthwaite, former global chairman of Mastercard.

Derhalli said he felt compelled to found Invstr after seeing firsthand how a lack of knowledge and confidence can prevent individuals from starting to invest. He worked for three decades in senior leadership roles at Deutsche Bank, Lehman Brothers, Merrill Lynch and JPMorgan before founding Invstr “so that anyone, anywhere could learn how to invest.”

Invstr is offering its new investing services in partnership with Apex Clearing, which formerly provided execution and settlement services to Robinhood. Its digital banking services are being offered through a partnership with Vast Bank. To address the security piece, Invstr said its user data is also protected by technology from Okta.

The company, which also has offices in New York and Istanbul, plans to use the new capital to launch new brokerage and analytics tools and a portfolio builder.

Socure raises $100M at $1.3B valuation, proving identity verification is hotter than ever

The COVID-19 pandemic has accelerated digital adoption in a way that no one could have ever anticipated, and as more people conduct more services online and via mobile devices, businesses have had to work even harder to validate users and security. One company working to serve that need, Socure — which uses AI and machine learning to verify identities — announced Tuesday that it has raised $100 million in a Series D funding round at a $1.3 billion valuation.

Given how much of our lives have shifted online, it’s no surprise that the U.S. digital identity market is projected to increase to over $30 billion by 2023 from just under $15 billion in 2019, according to One World IdentityThis has led to skyrocketing demand for the services provided by identity verification companies. 

The founding team set out on a mission to be able to verify 100% of “good IDs” in real-time while “completely eliminating” identity fraud across the internet.

Historically, Socure has been focused on the financial services industry, but it plans to use its new capital to further expand into “every consumer-facing vertical” including online gaming, healthcare, telco, e-commerce and on-demand services.

The startup’s predictive analytics platform applies artificial intelligence and machine-learning techniques with online/offline data intelligence (from email, phone, address, IP, device, velocity and the broader internet) to verify that people are, in fact, who they say they are when applying for various accounts.

Today, Socure has more than 350 customers including three top five banks, six top 10 card issuers, a “top” credit bureau and over 75 fintechs such as Varo Money, Public, Chime and Stash.

In 2020, Socure grew its customer base by over 85% year over year and expanded its workforce by over 50% to about 240 people today.

Accel led Socure’s latest financing, which included participation from existing backers Commerce Ventures, Scale Venture Partners, Flint Capital, Citi Ventures, Wells Fargo Strategic Capital, Synchrony, Sorenson, Two Sigma Ventures and others. 

The round comes less than six months after the company raised $35 million in a round led by Sorenson Ventures, and brings the New York-based company’s total raised to $196 million since its 2012 inception.

Socure founder and CEO Johnny Ayers says his company’s identity management products can help B2C enterprises achieve know-your-customer (KYC) auto-approval rates of up to 97%. This means that financial institutions can more easily capture fraud, for example, via Socure’s single API. The company also claims that by more easily verifying thin-file (those without much credit history) and young consumers, it can help reduce the underbanked population.     

The pandemic and resulting shutdowns resulted in a massive demand for trusted digital identity, Ayers believes.

“This growth tracks with a larger trend marked by the broad migration of businesses to accept applications and onboard new customers online, with many companies accelerating their transformation from digital-first to digital-only,” he told TechCrunch.

Overall fraud attempts among Socure’s existing customer base nearly doubled in the second quarter of 2020 — with certain segments seeing rises as high as 150%, according to Ayers.

“These instances did not involve actual fraud but instead were flagged by Socure as suspicious and blocked prior to inflicting damage,” he said.

Looking ahead, the company plans to use its new capital to also enhance its product offering as it continues to develop patents. 

Accel partner Amit Jhawar will join Socure’s board as part of the funding round.

In a blog post, Jhawar described Socure as “a purpose-built solution designed to handle the wave of new online users because its machine learning models have learned from every identity it has already seen.”

As former COO at Braintree and general manager at Venmo, Jhawar knows a thing or two about the importance of identity verification, especially in the financial services space.

He wrote: “I knew immediately that the Socure solution would be a game-changer because the solution can be used in every step of the customer lifecycle, from account creation to login to transaction.”

Socure also has hinted that it has an IPO in its future.

In a written statement, Ayers said: “We are incredibly grateful for the chance to innovate and partner to solve this problem with some of the greatest companies in the world and are energized for the opportunities that lay ahead for Socure, especially as we make our march to a potential IPO.”

Via email, he told TechCrunch that the company will “potentially” look at public markets in 2022 or 2023, when it feels “the time is right for the business.”

Titan nabs $12.5M for ‘next generation’ investment management

Titan, a startup that is building a retail investment management platform aimed at millennials, has closed on $12.5 million in a Series A round led by VC heavyweight General Catalyst.

A bevy of other investors put money in the round, including Sound Ventures (actor Ashton Kutcher and Guy Oseary’s VC firm), Scribble VC, BoxGroup, Y Combinator, South Park Commons, Instagram founder Mike Krieger, Lee Fixel and others. 

Titan is hoping to build on the momentum it saw in 2020, during which it grew revenue, customers and assets under management by 600%, “with effectively no marketing budget, according to co-founder Joe Percoco. The New York-based company says it’s approaching $500 million in assets under management and was cash flow positive last year.

Percoco met co-CEO Clay Gardner while the pair were at the Wharton School of the University of Pennsylvania.

“We came from two different backgrounds with respect to investing,” Percoco recalled. “He was the type that bought his first shares of stock at the ages of 11 and 12. I’m the exact opposite and couldn’t invest myself until after Goldman Sachs, where I went to work after Penn.”

Because the duo both worked in the industry, they found that friends and family were always asking them how they should manage their capital.

“We were sending them to ETFs and mutual funds in our day jobs,” Percoco said. “But we realized they did not have the same access to investing that the wealthier did.”

Frustrated with only helping the rich get richer, the pair founded Titan in 2017 with the goal of disrupting what they viewed as “an archaic industry. They’ve since built an operating system aimed at giving “everyday investors access to the types of investment products and experiences that they’ve historically been locked out of.” Or, as they describe, it a mobile version of what investment giants Fidelity and BlackRock created decades ago.

Titan’s capital management platform is designed for both accredited and unaccredited investors. The company says it provides access to services that would historically require a $1 million minimum, such as direct portfolio manager access. It charges a fee amounting to just 1% of assets, compared to the 2% – and in some cases 20% of profits – that legacy players charge.

“We believe Fidelity 2.0 will be direct-to-consumer with no walls and no black boxes,” Percoco said.

(For the unacquainted, according to Investopedia, black box accounting is the deliberate use of complex bookkeeping methodologies to make interpreting financial statements challenging and time-consuming.)

Its simplicity sets it apart. Titan chooses stocks via its “proprietary and discretionary” research process based on the principals’ previous experience.

The startup currently offers two stock-focused strategies on its platform,

One of those strategies, called Flagship, is focused on large cap growth. The other, called Opportunities, focuses on smaller, under-the-radar companies.

All clients have direct access to its investment team and investor relations via Titan’s mobile operating system. The company also offers instant deposits, personal digital vaults (or separately managed accounts), fractional share-trading, and no lock-ups.

Titan’s core customer is the young professional in the 25-35 age range. 

“They’re already investing money somewhere, even if not that much of their money,” Gardner said. “But they’re well attuned to the reasons they should be… And, most asset management products remain in the Stone Age, offering 90-page prospectuses and black-box client experiences.”

As former TC editor Josh Constine explained when the company raised a $2.5 million seed round in October 2018, Titan differs from Robinhood or E*Trade, where users essentially are left to fend for themselves. But clients also have some control, unlike passive options such as Wealthfront and Betterment.

Looking ahead, Titan plans to use its new capital to scale its engineering and investment team, as well as make “significant investments” in product, marketing and operations. It also plans to launch several investment products across a variety of asset classes.  

“Many legacy players are hungry to have an OS to serve more folks they historically could not,” Percoco said. “We’re getting inbounds from legacy players in the space seeking to manage capital for new generations and realizing it will shift to mobile operating systems like Titan’s. Eventually, we can enable them to build their own investment products on Titan.” 

Katherine Boyle, partner at General Catalyst and Titan board member, said she was struck by Percoco and Gardner’s “deep empathy” for investors who are often overlooked — such as millennials and new investors “who have cash sitting in their checking accounts and want expert management but don’t know where to go.”

“They don’t want to be stock pickers but they don’t want a set-it-and-forget-it product,” Boyle said. “There’s another level of sophistication with actively managed products where the best managers are making investment decisions on behalf of those who can afford it. But there’s no reason why retail investors should be excluded from this model.”

She thinks Titan can capitalize on what she believes is millennials’ “deep lack of trust” in legacy institutions.

“We need new institutions like Titan to combat this lack of trust,” Boyle said. “And these new institutions need to have incentives that are aligned with their clients, not with hedge funds or banks.”

New York’s David Energy has raised $4.1 million to ‘build the Standard Oil of renewable energy’

“We intend to build the Standard Oil of renewable energy,” said James McGinniss, the co-founder and chief executive of David Energy, in a statement announcing the company’s new $19 million seed round of debt and equity funding. 

McGinniss’ company is aiming to boost renewable energy adoption and slash energy usage in the built environment by creating a service that operates on both sides of the energy marketplace.

The company combines energy management services for commercial buildings through the software it has developed with the ability to sell energy directly to customers in an effort to reduce the energy consumption and the attendant carbon footprint of the built environment.

The company’s software, Mycor, leverages building demand data and the assets that the building has at its disposal to shift user energy consumption to the times when renewable power is most available, and cheapest. 

It’s a novel approach to an old idea of creating environmental benefits by reducing energy consumption. Using its technology, David Energy tracks both the market price of energy and the energy usage by the buildings it manages. The company sells energy to customers at a fixed price and then uses its windows into energy markets and energy demand to make money off the difference in power pricing.

That’s why the company needed to raise $15 million in a monthly revolving credit facility from Hartree Partners. So it could pay for the power its customers have bought upfront.

There are a number of tailwinds supporting the growth of a business like David Energy right now. Given the massive amounts of money that are being earmarked for energy conservation and energy efficiency upgrades, companies like David, which promise to manage energy consumption to reduce demand, are going to be huge beneficiaries.

“Looking at the macro shift and the attention being paid to things like battery storage and micro grids we do feel like we’re launching this at the perfect time,” said McGinniss. “We’re offering [customers] market rates and then rebating the savings back to them. They’re getting the software with a market energy supply contract and they are getting the savings back. Bringing that whole bundled package together really brings it all together.”

In addition to the credit facility, the company also raised $4.1 million in venture financing from investors led by Equal Ventures and including Operator Partners, Box Group, Greycroft, Sandeep Jain and Xuan Yong of RigUp, returning angel investor Kiran Bhatraju of Arcadia and Jason Jacobs’ recently launched My Climate Journey Collective, an early-stage climate tech fund. 

“Renewable energy generators are fundamentally different in their variable, distributed, and digitally-native nature compared to their fossil fuel predecessors while customer loads like heating and driving are shifting to electricity consumption from gas. The sands of market power are shifting and incumbents are poorly-positioned to adapt to evolving customer needs, so there’s a massive opportunity for us to capitalize.” 

Founded by McGinniss, Brian Maxwell and Ahmed Salman, David Energy raised $1.5 million in pre-seed financing back in March 2020.

As the company expands, its relationship with Hartree, an energy and commodities trading desk, will become even more important. As the startup noted, Hartree is the gateway that David needs to transact with energy markets. The trader provides a balance sheet for working capital to purchase energy on behalf of David’s customers.

“Renewables are causing fundamental shifts in energy markets, and new models and tools need to emerge,” said Dinkar Bhatia, co-head of North American Power at Hartree Partners. “James and the team have identified a significant opportunity in the market and have the right strategy to execute. Hartree is excited to be a commodity partner with David Energy on the launch of the new smart retail platform and is looking forward to helping make DE Supply the premier retailer in the market,” said McGinniss.

David now has retail electricity licenses in New York, New Jersey and Massachusetts and is looking to expand around the country.

“David Energy stands to reinvent the way that hundreds of billions of dollars a year in energy are consumed,” said Equal Ventures investor Rick Zullo. “Business model creativity and finding ways to change user behavior with new models is just as important if not more important than the technology innovation itself.”

Zullo said his firm pitched David Energy on leading the round after years of looking for a commercial renewable energy startup. The core insight was finding a service that could appeal not to the new construction that already is working with top-of-the-line energy management systems, but with the millions of square feet that aren’t adopting the latest and greatest energy management systems.

“Finding something that will go and bring this to the mass market was something we had been on the hunt for really since the inception of Equal Ventures,” said Zullo.

The innovation that made David attractive was the business model. “There is a landscape of hundreds of dead companies,” Zullo said. “What they did was find a way to subsidize the service. They give away at low or no cost and move that in with line items. The partnership with Partree gives them the opportunity to be the cheapest and also the best for you and the highest margin regional energy provider in the market.”

A look at how proptech startup Knotel went from a $1.6B valuation to filing for bankruptcy

This week, flexible workspace operator (and one-time unicorn) Knotel announced it had filed for bankruptcy and that its assets were being acquired by investor and commercial real estate brokerage Newmark for a reported $70 million.

Knotel designed, built and ran custom headquarters for companies. It then managed the spaces with “flexible” terms. In March 2020, it was reportedly valued at $1.6 billion.

At first glance, one might think that the WeWork rival, which had raised about $560 million since its 2016 inception, was another casualty of the COVID-19 pandemic. 

But New York-based Knotel was reportedly in trouble — facing a number of lawsuits and evictions — before the pandemic had even hit, according to multiple reports, such as this one in The Real Deal.

Jonathan Pasternak, a partner in the bankruptcy, restructuring and creditor rights group at New York-based Davidoff Hutcher & Citron, believes the company’s Chapter 11 filing was inevitable despite it reaching unicorn status after raising $400 million in Series C funding in August 2019.

“In addition to being grossly overvalued on the market, the company overextended itself with long term leases and lavish build-outs, leaving the company in significant debt while failing to ever turn a profit,” Pasternak wrote via email. “The pandemic exacerbated their vacancy situation, resulting in more than 35% vacancies in their 2.4 million square-foot NYC portfolio. The company overextended and likely ran out of cash.”

Newmark’s purchase of Knotel’s assets is an effort to recoup some of its investment, according to Pasternak.

Anytime a company that has raised more than half a billion dollars basically implodes, it’s worth taking a look at the roller coaster ride it was on before it got to that point.


2016

Virgin Mobile co-founder Amol Sarva and former VC Edward Shenderovich founded Knotel, essentially reversing the WeWork model. There’s hype around the company in its early days.

2017

Knotel raised a Series A round of $25 million in February from investors such as Peak State Ventures, Invest AG, Bloomberg Beta and 500 startups. It marketed its offering as “headquarters as a service” — or a flexible office space that could be customized for each tenant while also growing or shrinking as needed. 

2018

In April, Knotel announced the close of a $70 million Series B financing led by Newmark Knight Frank and The Sapir Organization. In August, the company told me that it was operating over 1 million square feet across 60 locations in New York, London, San Francisco and Berlin, and that it was on track to reach 2.5 million square feet and $100 million in revenue by year’s end. Revenue growth had increased by 300% year over year, according to the company. Customers and users and clients ranged from VC-backed startups Stash and HotelTonight to enterprise customers such as The Body Shop. 

“What they’re doing is different,” said Barry Gosin, CEO of Newmark Knight Frank, in a press release, at the time of the round. “It’s a new category the industry hasn’t seen and is rapidly adopting. We’ve watched their ascent from a distance and are now thrilled to join them on the journey. It marks a shift in how owners and tenants are coming together.”

2019

In August, Knotel announced the completion of a $400 million financing, led by Wafra, an investment arm of the Sovereign Wealth Fund of Kuwait. With the round, the company had achieved unicorn status and was being touted as a formidable WeWork competitor. At the time, Knotel said it operated more than 4 million square feet across more than 200 locations in New York, San Francisco, London, Los Angeles, Washington, D.C., Paris, Berlin, Toronto, Boston, São Paulo and Rio de Janeiro. 

In a statement at the time, CEO Sarva said: “Knotel is building the future of the workplace, and we are excited to welcome a group of investors who believe passionately in our product, vision and ability to execute. Wafra will help us continue our rapid global expansion and solidify our position as the leader in a fast-growing, trillion-dollar flexible office market.”

2020

In late March, Forbes reported that Knotel had laid off 30% of its workforce and furloughed another 20%, due to the impact of the coronavirus. At the time, it was valued at about $1.6 billion. 

The company had started the year with about 500 employees. By the third week of March, it had a headcount of 400. With the cuts, about 200 employees remained with the other 200 having either lost their jobs or on unpaid leave, according to Forbes. 

“Business as usual is over,” Amol Sarva, Knotel’s CEO and co-founder, said in a statement to Forbes. “Knotel has decided to take sharp action to prepare for the worst case — a long health and economic crisis.”

In the second quarter, Knotel’s revenue slipped by about 20% to about $59 million compared to the first quarter, reported Forbes. Multiple landlords had filed lawsuits against the company.

By July, Forbes had reported that Knotel was attempting to raise as much as $100 million, according to various sources “familiar with the matter.”

2021

Knotel files for bankruptcy, agrees to sell assets to investor Newmark for a reported $70 million after being valued at $1.6 billion less than one year prior.

“Newmark’s commitment offers a path forward amidst this challenging climate,” CEO Sarva said in a statement. “We are optimistic that, through a successful restructuring, we can refocus on our mission of providing state-of-the-art, tailored flex space in key U.S. and international markets.”

To facilitate the transaction under Section 363 of the United States Bankruptcy Code, an affiliate of Newmark agreed to provide Knotel with about $20 million in cash as DIP financing to support Knotel through the bankruptcy process.

Just as the startup and VC world watched as WeWork lost a significant amount of value over the past two years, we’re paying attention to the demise of Knotel and wondering what this means for the flexible workspace sector. As much of the world continues to work from home and office buildings remain mostly vacant as this pandemic rages, our guess is that things will only get worse before they get better.

UK on-demand supermarket Weezy raises $20M Series A led by NYC’s Left Lane Capital

Weezy — an on-demand supermarket that delivers groceries in as fast as 15 minutes — has raised $20 million in a Series A funding led by New York-based venture capital fund Left Lane Capital. Also participating were U.K.-based fund DN Capital, earlier investors Heartcore Capital and angel investors, notably Chris Muhr, the Groupon founder.

Although the company hasn’t made mention of a later U.S. launch, the presence of U.S. investors would tend to suggest that. Weezy is reminiscent of Kozmo, the on-demand groceries business from the dot-com boom of the late ’90s. However, it differs from Postmates in that it doesn’t do pickups.

The cash injection will be used to expand its grocery delivery service across London and the broader UK, and open two fulfillment centers across London. Some 40 more U.K. sites are planned by the end of 2021 and it plans to add 50 new employees in the next four months.

Launched in July 2020, Weezy uses its own delivery people on pedal cycles or electric mopeds to deliver goods in less than 15 minutes on average. As well as working with wholesalers, it also sources groceries from independent bakers, butchers and markets.

It has pushed at an open door during the pandemic. In Q2 2020, half a million new shoppers joined the grocery delivery sector, which is now worth £14.3 billion in the U.K., according to research.

Kristof Van Beveren, co-founder and CEO of Weezy, said in a statement: “People are no longer happy to wait around for deliveries, and there is strong demand for a more efficient service.”

Weezy’s co-founders are Kristof Van Beveren and Alec Dent. Van Beveren is formerly from the consumer goods world at Procter & Gamble and McKinsey & Company, while Dent headed up operations at U.K. startup Drover and business development at BlaBlaCar.

Harley Miller, managing partner, Left Lane Capital, commented: “Weezy’s founding team have the right balance of drive, experience and temperament to lead in e-commerce innovation and convenience within the UK grocery market and beyond.”

Nenad Marovac, founder and managing partner, DN Capital, said: “Even before the pandemic, interest in online grocery shopping was on the rise. The first time I ordered from Weezy, my delivery arrived in seven minutes and I was hooked.”
